Normal Maintenance and Repair

A critical area permit may not be required if the proposed activity is considered Normal Maintenance and Repair. Normal maintenance and repair applies only to work on a structure which has been previously permitted or is grand-fathered and still generally intact and functional in its present condition. The work may only extend to the original dimensions of the structure, and any expansion, additions, or major rebuilding will require either a Department permit or documentation to and written approval from SCDES BCM. 

Submitting a Maintenance & Repair Request

  1. Please visit ePermitting to apply online via the BCM Critical Area Activities form. An ePermitting account will be necessary to apply for all critical area activities. The applicant will need to find an existing site in ePermitting, or create a new site for the parcel, to access the BCM Critical Area Activities application form. If you need assistance with the application process or would like to discuss your proposed project before applying, use the BCM Project Manager Finder App to locate the Critical Area Permitting Project Manager for your region.
  2. There is no administrative fee for a maintenance & repair request.
  3. The application will require the following information regarding the project and the property involved:
  • A copy of the previously issued permit
  • A detailed description of the proposed maintenance and/or repair work
  • Representative photo documentation of the structure as it currently exists
